How much does an EICR cost in Hackney?

From £190 + VAT for a one-bedroom flat, rising to £300 + VAT for a five-bedroom house, with the certificate included. Communal areas and landlord's supplies are priced at £165 per board. Converted warehouses and three-phase intakes are surveyed and quoted individually. There is no call-out charge, no mileage and no parking recharge in Hackney.

Do you charge extra to come to Hackney, being south of the river?

Yes. Converted industrial buildings around Hackney Wick and the Lea typically have a three-phase intake, a landlord's supply serving lifts and communal lighting, and unit supplies taken off in unusual ways. That is not a domestic EICR and should not be quoted as one — we survey before pricing and quote communal and landlord's supplies per board.

Does my Hackney rental need a licence as well as an EICR?

Possibly. Hackney operates property licensing for privately rented homes and the schemes do not cover the whole borough in the same way, so the council's register is the place to check your address. What is consistent is that the EICR is the document a licensing officer asks for first.

How often do Hackney landlords need an EICR?
